I Sold My House!

Well…it ended up happening out of the blue and without much warning, but my house has now sold!

Before last week, only one person had even SEEN the house in the almost three months it had been on the market. It was bad enough that my own house search was pretty much on hold until there was at least some interest in my place.

I got a phone call at work last Monday asking if it could be shown that evening.  I left work early to clean the place up, picked up Ankle Biter for supper, and made sure the place was as nice as it could be before dropping him off and wasting 30+ minutes until the showing was over.

I didn’t hear anything from the realtor until Wednesday evening when she called asking if the house could be shown again on Thursday morning.  She then said it was the same couple from Monday so that was probably a good sign.

I went through the day on Thursday without hearing anything.  I didn’t want to get too excited so I put it out of my mind.  The realtor called that evening and asked me a couple of questions and that was the end of it.

On Friday afternoon, I got a call from my dad saying that there was an offer put in.  It wasn’t a low-ball offer and we countered.  By the time I picked up Ankle Biter for the weekend, I had received a second call from my dad saying that the house was sold.

AWESOME!!

Of course, now that means I’ve got until June 1st to find a place of my own to move into.  That shouldn’t be too difficult, right?

Umm…right??


CBG’s House Shopping – part three

As previously mentioned, I’m currently house shopping.

Yes...this time the brick IS real.

I haven’t done much looking around lately because, quite frankly, nobody’s even been LOOKING at my place.  It’s a shame, too…because the description and pictures on the realtor’s website make it look pretty darn good for the price (imo).

Anyway, I finally went to visit House #3 a couple of days ago. This one was at the top of my budget but it seemed to be worth looking into.

Apparently, this place used to be half-house/half-daycare…where half of the duplex was living area and the other half was where the kids went wild.

If nothing else, at least that explains the wild colors.

This room color was called "blinding baby blue".

Trust me...it's "louder" in person.

I had to wear sunglasses in this room. Seriously. SERIOUSLY.

My dad (also a real estate agent) was pretty high on this one.  Sure, it would take a bit of paint (okay…a LOT of paint), new windows, and a new roof…but once done there was definitely rental possibilities from one half of the duplex.

Please...someone explain to me why a person would need a bathtub AND a jacuzzi in the same room.

The problem, though, is that this place is a repo and just went on the market this week.  So that means even though it’s overpriced (and trust me…this thing is overpriced), the bank won’t even LOOK at a lower offer unless the house has been sitting there for a little while.

So another day, another viewing, another “meh”.

The search continues…


CBG’s House Shopping – part two

As previously mentioned, I’m currently house shopping. I went to visit House #2 the other day and was actually looking forward to this one. Why? Well…this is what my real estate agent father sent me in the mail as a “we need to look at this place” temptation:

So yeah…check that out. Hardwood floors…brick exterior…nice bit of green in the front yard. And after looking at the listing price, this really seemed too good to be true.

It was.

Where do I even begin? Ummm…let’s start with the exterior. I mean, it’s a pretty nice looking brick house, right? WRONG. It’s siding. Plastic freakin’ siding. I didn’t even know that they even made brick siding, so imagine my surprise when I touched the side of the house and it moved. Yeah…weird.

I also quickly realized that this home was on the corner of an extremely busy intersection. That didn’t bother me too much until I realized how difficult it would be sometimes to even get in and out of the driveway. In addition, a new round-about was being built at that very intersection to connect with the local “four-plex” (it’s four hockey rinks in one massive building), so construction and massive mess would be in my future…making it even busier once construction was over.

Okay, so maybe the inside wouldn’t be so bad.

Ummm...a back yard would be nice.

Looking at the house from the front you’d assume it was a side-by-side duplex. Nope…it’s an over/under. Weird, eh? Both up and down were empty because the house was a repossession and has been on the market for almost a year. That certainly explained the low price…but because it was a repo, there were no details provided on the rest of the house. So it’s “buyer beware”.

We entered the bottom half first. The floors were laminate and weren’t in horrible shape, but the walls and doors and windows were all pretty bad and would need a lot of work to fix-up and make liveable. In addition, the two bedrooms were only 14×9 and 15×7…extremely narrow. So needless to say, we weren’t too impressed with the basement and quickly moved to the upstairs portion of the house.

The first thing we noticed when opening the front door was that there was a huge crack running down the inside of it, as if somebody had kicked in the door. Nice. Once upstairs, the damage was more apparent. And it wasn’t like the place was falling apart, it just needed a LOT of work to fix-up. Again, the doors and windows would all have to be replaced. The layout of the upstairs was a bit better than the downstairs, but it all just seemed like one big money pit to me.

So needless to say, my “home buying adventure” continues…


CBG’s House Shopping – part one

I fully expect this to be an ongoing series of posts.  I mean, I don’t expect to find a house right out of the gate.  But I figured I’d chronicle my search for a new home.  I mean, why else have I got this blog, eh?

So here’s a quick background: I thoroughly enjoy where I live now.  It’s a cozy 3-bedroom minihome that I bought with my ex-wife seven years ago.  It’s on a quiet street and it’s really a nice little spot.

But the reality of the situation is that while I own the home, I’m renting the land it’s on…and it’s increasingly becoming a financial strain to stay here. My father is a real estate agent and wants to help me find a duplex in the city…something economical that’s a more realistic fit for me.

Being a real estate agent (from another province, mind you), my dad’s got contacts all over the place.  He also knows a lot of things that I don’t know, so I trust his judgment on a great many things…especially when it comes to buying a house.

So this week was my first time seeing a house as a possible buyer (we’ll call it “Noel House”).  The price wasn’t too bad, the home looked okay on the outside, and while there was no back yard it was right next to a playground so Ankle Biter would probably enjoy it.

So we were told that one of the current tenants would be home when we went for a tour of the house.  My dad, our realtor, and I went to the house on Tuesday afternoon.  We walked into the right-hand side of the duplex (it was a side-by-side…not a big fan of up-and-down duplexes) and were greeted by a cute, old couple.  They, apparently, have been there for almost 19 years.

Yikes…it would suck to throw them out.

They basically have done nothing with the house since moving in as the original carpet was still down and original paint on the walls and original EVERYTHING.  What threw me for a loop, though, was the church paraphernalia all over the place.  More specifically, the Jesus paraphernalia.  I mean, kneeling Jesus…praying Jesus…dancing Jesus…sleeping Jesus…the only thing missing was Buddy Christ.

They proceeded to tell me that they kept their heat bill down by never (ever) turning the heat up above 15 degrees celcius (59 degrees fahrenheit), they rarely shower (TRUE!!) and when they do they literally just get wet and get out, and whenever they need hot water they take cold water and boil it.

It was just a really weird experience, to say the least.  Very friendly people, but they frightened me.

There was no expectations of seeing the left-hand side of the house, but we decided to knock on the door anyway.  Sure enough, the tenant was home and welcomed us in with open arms (and a slobbering dog, as well).

Immediately there was a stench of smoke.  As an ex-smoker, it was extremely off-putting.  Thankfully, it wasn’t so strong that it’d never be able to be cleaned out.  The place looked normal (i.e. no praying hands anywhere) and appeared to be a lot larger than the other side, even though they’re “mirror images”.  They had laid down some laminate flooring and I didn’t see carpeting that was over 30 years old, so that was a positive.

All in all, the house itself was okay.  It was a place that I could potentially see as a home for me and my son.

However, the neighborhood is well-known as being a “bad neighborhood”. Violence…shootings…egg throwing…and that, to me, takes a lot away from the house potential.  But where it’s a good price and is close to the hospital, a park/playground, and my work…it’s not a total write-off (and in all due fairness, the violence ended a couple of years ago).

So that’s part one of my house shopping experience.  We’ve got a couple more homes lined-up to view so we’ll see how things go from here.
